Our Approach

A Practical Path to Sustainable Development Compliance

We work closely with architects, planners, and developers to demonstrate how your project meets local council sustainability requirements. Our practical, outcomes-focused approach makes compliance straightforward while highlighting the long-term environmental and economic benefits of sustainable design.

We prepare reports using tools like BESS, NatHERS, STORMWATER to evaluate your project’s performance across energy, water, transport, waste, stormwater, and indoor environmental quality, showcasing compliance with council sustainability benchmarks.

Our reports are clear, comprehensive, and tailored to planning applications, giving councils confidence that your design meets Ecologically Sustainable Development (ESD) objectives.

We align your ESD Report with planning permits, building approvals, and related documentation, ensuring a seamless compliance process from concept through approval.

Understanding ESD Report

What Does ESD Mean?

ESD stands for Ecologically Sustainable Development. In Australia, ESD is a guiding principle that ensures today’s development does not compromise the needs of future generations. It underpins many planning, building, and environmental policies across the country and plays a vital role in creating sustainable communities.

The concept of ESD is reflected in a number of key objectives, including:

  • Long-term environmental and social responsibility – encouraging builders and developers to commit to sustainable practices.
  • Conservation of biodiversity – protecting ecosystems, native flora, and indigenous wildlife.
  • Climate resilience – ensuring the built environment can adapt to and withstand the impacts of climate change.
  • Energy efficiency – reducing reliance on mechanical heating and cooling while providing comfortable, liveable spaces.
  • Renewable energy transition – supporting the shift from fossil fuels to cleaner, renewable energy sources.
  • Healthy living and working environments – promoting indoor comfort, natural light, ventilation, and wellbeing.

Do I Need an ESD Report?

An ESD (Ecologically Sustainable Development) report may be required for your project depending on the type of development and local council requirements. These reports ensure that new buildings are designed with environmental sustainability in mind, addressing energy efficiency, water management, and long-term resilience.

Residential Buildings

  • Single dwelling
    No ESD report required.
  • 2 to 9 dwellings
An SDA (Sustainable Design Assessment) is required.
  • 10 or more dwellings
An SMP (Sustainable Management Plan) is required.

Commercial (Non-Residential) Buildings

  • Gross floor area less than 100m²
    No ESD report required.
  • Gross floor area up to 1000m²
An SDA (Sustainable Design Assessment) is required.
  • Gross floor area more than 1000m²
An SMP (Sustainable Management Plan) is
    required.

Important:

Each local council in Australia may apply its own environmental sustainability requirements. The above guidelines are common benchmarks, but it’s always best to confirm specific council requirements before lodging a planning or building application.

Our Process

How We Deliver ESD Reports with Confidence

01

Initial Consultation

We start with a short consultation to understand your project scope and confirm whether an ESD report is required based on council guidelines.

02

Design Review & Data Collection

Our team reviews architectural drawings, sustainability features, and project details, assessing them against local ESD benchmarks and planning requirements.

03

Comprehensive Report Preparation

We prepare a tailored ESD report with clear outcomes, supported by tools such as BESS, STORM, WSUD, and NatHERS, ensuring your design demonstrates compliance across all key sustainability categories.

04

Submission & Ongoing Support

We provide council-ready documentation and assist with submission. If revisions or clarifications are requested, we work with you to address them quickly, avoiding unnecessary delays.

FAQ

Have some Questions

An ESD (Ecologically Sustainable Development) Report demonstrates how your project meets council sustainability requirements. It addresses energy, water, waste, transport, stormwater, and indoor environment performance to ensure your development is both compliant and environmentally responsible.

It depends on your project type and size. For example, residential projects with 2–9 dwellings require a Sustainable Design Assessment (SDA), while 10 or more dwellings need a Sustainable Management Plan (SMP). Commercial projects may also require SDA or SMP depending on gross floor area. Local council requirements should always be confirmed.

  • SDA (Sustainable Design Assessment): SDA is required for smaller developments (e.g., 2–9 dwellings or commercial projects up to 1000m²).
  • SMP (Sustainable Management Plan): SMP is required for larger developments (10+ dwellings or commercial projects over 1000m²). It’s more detailed and includes advanced sustainability modelling and management strategies.

Multi-unit residential projects, commercial and office buildings, mixed-use developments, educational facilities, industrial buildings, and community facilities commonly require ESD reporting as part of the planning permit process.

Beyond meeting council requirements, an ESD Report helps create energy-efficient, climate-resilient buildings that are cheaper to run, healthier to live or work in, and better for the environment. It also demonstrates your commitment to long-term sustainability.

An ESD Report includes performance assessments across key areas such as energy, water, waste, transport, stormwater, and indoor environmental quality. It may also include supporting tools like BESS, STORM, WSUD, and NatHERS modelling to verify compliance.

We guide you from start to finish—assessing your design, preparing a council-ready report, aligning it with planning or building applications, and supporting you through submission and approval with any required clarifications.
