One of the most common pathways is through a NatHERS (Nationwide House Energy Rating Scheme) assessment, which models your home’s heating and cooling performance using advanced software.
The outcome is expressed as a star rating from 0 to 10, reflecting how well the home design naturally maintains comfort without heavy reliance on artificial heating and cooling.
From NCC 2022, new residential projects are required to achieve a minimum 7-star NatHERS rating. Homes that meet this benchmark receive a NatHERS Certificate, often essential for council approvals and sustainability reporting (such as BESS Best Practice in Victoria).
If you’re planning extensions, additions, or upgrades, you may also need an updated assessment to remain compliant.
NatHERS Star Ratings Explained
Over 70% of Australian new constructions are assessed through NatHERS. Each star band indicates how energy efficient the home is—and directly impacts energy bills and comfort levels.
Here’s a quick breakdown:
- 0 Stars
Home is quite uncomfortable – too hot in summer and too cold in winter. It will require a lot of energy to heat and cool. - 5 Stars
Similar comfort level to homes commonly built between 2005 and 2011 in Victoria. - 7 Stars
The new minimum compliance standard under NCC 2022. A 7-star rated home uses around 20–25% less energy for heating and cooling compared to a 6-star home. - 10 Stars (Green Standard)
Home is very energy efficient. It will remain comfortable year-round, with limited, or no mechanical cooling or heating.
Which Types of Buildings Need a NatHERS Certificate?
Not every building requires a star rating, but most residential projects do. If you’re lodging plans with council or aiming for compliance, the following building classes may need an energy rating report under NCC 2022:
- Class 1a – Detached or Attached Homes
Examples: standalone houses, townhouses, terrace houses, row houses, villa units. - Class 2 – Multi-Residential Apartments
Buildings with two or more apartments must achieve a 7-star average across the development (each unit must meet at least 6 stars). - Class 4 – Residences Inside a Non-Residential Building
For example, a single apartment within a commercial or mixed-use building.
